What's included in a tune-up
A full visit covers the door, the hardware, and the opener:
- Balance test — disconnect the opener and check the door holds at waist height
- Torsion spring inspection and adjustment for proper lift
- Lubrication of rollers, hinges, bearings, and springs with the right lithium or silicone product
- Tighten every bolt, hinge, and bracket loosened by a year of vibration
- Roller and track inspection, cleaning, and alignment
- Cable inspection for fraying at the drum and bottom bracket
- Safety reverse test on both force and photo eye
- Weatherstrip and bottom seal check — the number one source of a cold, leaky garage
What you can do yourself between visits
Two things, both quick. First, once a month, pull the release cord and lift the door by hand to about waist height. It should hold there. If it slams down or shoots up, the spring tension is off and the opener is compensating — call before it fails. Second, put a piece of 2x4 flat under the door and close it. The door must reverse when it hits the wood. If it does not, the safety force setting needs adjusting, and that is worth handling immediately.
One thing not to do: WD-40 is a solvent and a degreaser, not a lubricant. It strips the grease you actually want in the bearings. Use a garage-door-specific lithium or silicone spray instead.
Why fall is the right time
Cold makes metal contract and thickens old grease, which is exactly why our call volume spikes the first genuinely cold week of the year in Dayton. Springs that were marginal in October break in December. A tune-up before the temperature drops is the cheapest insurance there is on a door.
