Common opener problems
Before you buy a new one, it is worth ruling these out:
- Door reverses right before it hits the floor — usually a close-force or travel-limit adjustment
- Motor hums but nothing moves — typically a stripped gear or a broken spring the opener cannot lift
- Blinking sensor light and the door will not close — misaligned or dirty photo eyes
- Remote works from three feet away only — antenna wire or a dying logic board
- Grinding noise on every cycle — the plastic drive gear, a very common and very fixable failure
- Nothing at all — check the GFCI outlet and the wall button wiring before assuming the worst
When it is time to just replace it
Anything made before 1993 has no photo-eye sensors and should be replaced on safety grounds alone. Beyond that: if the logic board is dead and the unit is over about twelve years old, the repair cost gets close enough to a new opener that replacement is the better spend.
A modern belt-drive is dramatically quieter than the old chain units, which matters a lot if there is a bedroom over the garage. Wall-mount jackshaft openers free up the ceiling entirely, which is nice for a shop or a garage with a lift.
Smart openers and app control
Most current LiftMaster and Chamberlain units include myQ, which lets you open, close, and check the door from your phone and get an alert if it was left open overnight. We set it up and get it onto your Wi-Fi as part of the install, and we can add a wireless keypad outside for kids or contractors.
